Lakeway Hampton Park is a 6.1-acre luxury residential land development located in Lakeway, Texas, approximately 25 miles west of Austin in the Texas Hill Country. The site is positioned within a high-income, low-crime submarket with strong long-term demand driven by proximity to Austin's technology corridor, Lake Travis amenities, and top-rated schools.
The development was structured as an exclusive gated community consisting of five high-end single-family residences, each on approximately one-acre lots. From the earliest stages, multiple development and financial scenarios were evaluated, testing density, phasing, infrastructure scope, entitlement timelines, and projected returns before capital commitment.
Civil design and entitlement coordination progressed over 2.5+ years, achieving approvals from the Fire Marshal and WCID #17, with site development permits under review by the City of Austin and Travis County.
xPM Role
xPM served as the owner-side development and project governance partner, supporting opportunity evaluation, development strategy, and decision intelligence. xPM led alternative development scenario analysis, aligning land use, civil design, entitlement strategy, and financial feasibility before capital commitments were finalized.
