The site is strategically positioned behind a high school and middle school, reinforcing strong demand for attainable, school-adjacent housing in a submarket experiencing sustained residential growth.
The project is planned as a townhome-style pocket neighborhood, designed to balance density, livability, and market absorption. Early planning focused on evaluating alternative site layouts, unit mixes, and circulation strategies, while aligning zoning, infrastructure capacity, and entitlement requirements with financial feasibility.
Multiple development scenarios were tested to assess unit yield, open-space configuration, parking strategy, and approval complexity. The selected approach prioritizes regulatory compatibility, phased execution, and long-term value protection, rather than maximum density.
xPM Role
xPM serves as the owner-side development and project governance partner, supporting opportunity identification, development strategy, and decision intelligence. xPM evaluated alternative development scenarios, aligning unit mix, site planning, zoning constraints, and financial objectives before major commitments. During the ongoing phase, xPM governs design progress, entitlement strategy, and agency coordination, integrating schedule, regulatory risk, and capital considerations.
